Hi @Nigel Ford,

What you'll find is that just getting through your first deal makes it a good one. Many of the investors I interview say their first deal is never their best, but it gets the ball rolling. If the numbers work, go for it and don't look back. There are many more deals down the road.

Hi @Juan Alvarez It is always a good time to get into real estate, because nobody has a crystal ball. What changes is the strategies you use. There are always deals to be found at every stage of the market cycle.

You could do a HELOC or refinance your primary residence. There are pros and cons to both, so I'd speak with an experienced mortgage broker who's familiar with investment properties. Lenders will restrict the loan-to-value (how much you can leverage the property based on its appraised value).

You've got money sitting idle in the house, and it's great that you want to put it to work.
