Welcome to the site! Getting licensed is a big plus because of MLS access and running your own comps, but it is not necessarily a requirement. You can still get by but nothing will give you the accuracy and security of doing comps yourself. Joining a REIA is a good start, but you can still attend dozens of REIA meetups for free, which is where you can network (the most important part). Honestly, BP has all the knowledge you could ever need, it is just a matter of finding it and not getting overwhelmed. Start with the basics, read the blogs, listen to the podcasts, and search the forums for any specific questions you may have. Good luck!

@John Baldwin, welcome to the site. Don't let yourself get intimidated at the REIA groups. We all start at square one! Get to know people and find out where you might be able to help. Lots of people will tell you no money is needed to invest in real estate, you just have to work for it. Don't forget that 50% of something is better than 100% of nothing. You might start by using other people's money in exchange for doing some dirty work.

Welcome to the site. When searching for deals, I would recommend driving for dollars, getting on all the wholesalers mailing lists, or working directly with an investor friendly realtor. Make sure you have specific farm area in mind. You probably wont find great deals on the MLS in the current market. Good luck!

I love the podio forms that you can put on your website to capture leads directly into the CRM.  It is also useful for birddoggers to directly input lead information into the system.  I have not used it to track mail campaigns and could use some help in this regard.

Zoho is also a common option and free (I think) although I find Podio to be a bit simpler and more customizable.
