What have you tried so far? I would guess there are several Wordpress plugins that will do this for free. Wix has a feature for this too.

Good job starting early. If you don't know anything about the market, then you better get to learning! Check HAR/MLS statistics and trends or get an experienced realtor's thoughts on the market. I would recommend picking a "farm area" (based on stats like schools, population growth, crime, home prices, etc) and focusing there to start.

It'll obviously depend how much it takes to get a place rent ready, but in your situation I would guess that the place doesn't have to be perfect since its in a college town.  You will still need new HVAC, drywall/paint, window repairs, and whatever you need to get the bathrooms functional again.  College rentals probably won't need the latest and greatest bathroom.  You might be able to get away with 10k.

Oh, and I like to use rentometer in addition to zillow to determine rental comps (if you don't have MLS access of course).

Whatever you think you will need for repairs, add 50%! Ask me how I know that. It is pretty tough to "rehab" anything to be rent ready for less than 10k. Condo may be different though.

The only thing an LLC does for you is offer legal protection. It has no effect on your taxes. You may even be able to get equivalent protection with an insurance policy and no LLC, at least while you are starting off. This is just my opinion - I am not a CPA or an attorney.

If you want to invest remotely, invest in turnkey.  It doesn't even have to be in Houston.  You are at a severe disadvantage if you remotely want to compete with people that are physically in a place you want to invest in.

Purr-haps we all better paws and make sure we all have a good cat-ittude. No need to get fur-ious or make pre-paws-terous claims.  Even though we may be feline defensive, let's still make this a paws-tive experience fur everybody!

You could offer referral fees to bird dogs that find a deal for you that you end up closing. Or if you're bored, you could stand on a street corner with a we buy houses sign.
