Somewhat related, flood insurance is required in many parts of Harris County that can also be a cash flow killer if the property is in a 100 year flood plain and floodways.  Make sure to check harriscountyfemt.org.

Thanks for sharing @Kevin Goodwin .  How do you track your completed forms? Is it possible to have them go straight to a CRM?

@Michael Quarles I'd also like to thank you for sharing.  That webform is pretty cool.  I assume your call takers run through the webform and all completed entries get stored as leads in your CRM.  What kind of call taker is best suited for this and would it be too hard to train someone to do it properly? I would think it would take someone experienced with people to ensure a smooth, natural delivery so that it doesn't sound like someone is reading from a piece of paper.

I had Abacus come out and run a camera as well as unclog a landscaping drain. They are prompt, professional, well equipped, but I highly suspect you can find cheaper service elsewhere. I had to use them because I was on a time crunch.

Welcome and best wishes to your success! I will say, don't count out seminars as part of furthering your education. You will learn about different ways people have made a living in real estate that may add ideas and new skills to your arsenal. Just leave your wallet at home, and if somebody says anything about it being "easy", run the other way.

Redfin and realtor are good. I would also recommend you try rezamp. They aren't super customizable but it is made for investors by investors and I am impressed at the amount of info they are able to pull in

I was kind of disappointed how much it costs to set up an LLC in Texas. It is in the 500 ballpark! When I lived in Colorado, it was literally like 50 bucks for a Colorado LLC. Every state is different. I would suggest asking yourself what it is you want/need an LLC for before spending the cash.
