I can tell you @Daryl Williamsthat I have used Google Adwords very successfully to capture leads for motivated sellers. You really need to work with a company that can do this for you. I would suggest using 180fusion for this. When you call they will try to sell you on a $300 start up fee to set up your campaign and like $300 a month. They will research your keywords, set up multiple ad campaigns, more stuff than you would ever imagine let alone be able to do on your own.

I paid NO STARTUP costs, and I pay around $180 a month for them to manage my ads. You will spend most of your money in the actual google ads themselves than anything. Start slow, and if you do not have a website I suggest Leadpropeller where Danny Johnson who was on Podcast #18 started his own real estate website creating company out of a need to help other investors. Danny and his staff are absolutely amazing. They took me from not really even showing up in a google search to being on Page #1 in a matter of 4 months or so. That is crazy! (good)

I also did some Facebook advertising and it is not a bad way to market, but I think you will find that Google Adwords just blows everything else away. It can be expensive but the return on investment more than makes up for the cost. Good luck and feel free to message me for any questions!
