Datatree is where it's at for land data.  Their lists include the owners name and mailing address, which you could then plug into a skiptracing software/website.

The best way to sell land FSBO is by posting it on Zillow, Craigslist, and Facebook Marketplace. If you want it on the MLS, you can pay someone like brokerless.com a flat fee of $99 to put it on the MLS for you, but you will have to pay a buyers agent commission if you can't sell it outside of the MLS. I'd also suggest paying someone to put a sign in the yard and take some photos for you. That'll get more attention online and the attention of any nearby owners or wanna-be owners. If after all that, it doesn't sell... lower the price until it does. Additionally, consider selling it on payments and holding the note for it (i.e. 199 down and 149 a month for 4 years) or something like that.

Check out Ryan Pineda in Las Vegas who also used to play minor league baseball and now does real estate.  You could take over the properties subject to the existing mortgage (i.e. take over their payments).  Maybe you pay them a fee and then take over the payments.  The due-on-sale clause is a potential issue so be prepared for that if it were to be called.

For the right price, sure.  I've heard of people getting properties re-tested and then selling for a huge profit.

The value may be in the land alone.... as a general rule of thumb, the value of land is 20%-25% of nearby home sales.  Could also try calling or have your agent call the agents who showed the property for feedback.

Facebook Marketplace, Craigslist, Realtors who have closed similar sales nearby, other wholesalers, builders, recent cash buyers in the area of similar properties

Could be what you are putting in for the zoning.  Many larger parcels may be zoned ag or something else.  Could also be Propstream not being the best with land as it's geared more towards house investors.
