Sell property/vacant land in Port Charlotte, Florida

Hi,

I bought a property/vacant land in Port Charlotte quite a while back. Didnt know much about the area. A friend at work convinced me to make an investment.

The land is on a canal. Paid a descent price back then. Since then the price dropped.

Now that I'm approaching retirement, I need to sell this property myself.

Can someone tell me the most effefctive way to sell property in Port Cahrlotte as FSBO?

Please advise.

The best way to sell land FSBO is by posting it on Zillow, Craigslist, and Facebook Marketplace. If you want it on the MLS, you can pay someone like brokerless.com a flat fee of $99 to put it on the MLS for you, but you will have to pay a buyers agent commission if you can't sell it outside of the MLS. I'd also suggest paying someone to put a sign in the yard and take some photos for you. That'll get more attention online and the attention of any nearby owners or wanna-be owners. If after all that, it doesn't sell... lower the price until it does. Additionally, consider selling it on payments and holding the note for it (i.e. 199 down and 149 a month for 4 years) or something like that.
