Google search Sell Jacksonville House Fast and call the first few people that show up organically and as paid ads that seem to be local.

@Scott Morris thanks for that insight brother. Appreciate it. Right now Im using Propstream and also looking at Propwire which is free data for now. How are the ones you use comparable to Propstream? Excuse my ignorance, just getting back into all this..


 For where I'm pulling data, propertyradar is good.  I had the hardest time getting Propstream to just give me land leads.  They may have fixed that since I used them a few years ago.  Not familiar with propwire to be honest so can't really give you a comparison.

For land, most people use DataTree which requires a subscription.  You can also use Prycd or PropertyRadar.  I use PropertyRadar for my business.

 You could use Redfin.com and Zillow.com and create a simple spreadsheet computing sold in last 90 days vs listed to see where properties are moving and what types of properties are selling the fastest.  I'd check out Seth Williams of RETipster who was a BP Podcast guest way back in the day.  His website is full of great information.  Also, there are many land-related podcasts that cover the basics.

 As Guy mentioned, you don't need to, but it could increase the speed at which you sell and the price.  May be worth the investment.

It may actually be worth more than you think... or they may have got their pricing wrong.  I get letters like that all the time.  I signed one and sent it back the other day because I knew they were way off on their price.  The lot is probably worth 6,000 and they offered me 19,000.  Still waiting for a response.

It can be difficult to ascertain how legitimate a specific buying company is but the quality of their communication is often a good indicator. They will commonly send "Blind Offers" for the property but the accuracy of their initial pricing varies wildly.

If the price works for you and they seem communicative I would simply make sure that:
1. You require an all-cash purchase (as opposed to allowing them to tie up the property for months at a time with no skin in the game)
2. You close through Escrow (Some buyers will try and get the deal done outside of escrow. This is rarely advisable)

I'm sure these are things you've already considered but they are the most common issues I see people running into when dealing with land buying companies.

What JT said.  Make sure they put down a deposit, can close within a reasonable time (ideally less than 60 days), and close through a local title company or attorney (depending on the state).
