I would be very interested in this as well... I love South America and would love to own properties that I rent out while not using and ideally that would cover the cost of property, therefore, giving me essentially a free place to stay in the cities I love.

I have a cousin who is a small time investor in Philadelphia and is looking to grow.  I am looking to learn more about the business while help him grow his business.  So I plan on moving to Philadelphia end of November.  

I welcome any advice on knowledge about the market, people to connect with, groups to join, areas to focus on, etc...  Would love to connect with some folks currently investing in and around the Philadelphia market.

I am in Sioux Falls, South Dakota till this upcoming Sunday the 23rd. Would like to maybe meet-up with any local investors maybe for coffee to discuss the market and maybe possible opportunities.  I am interested in virtual wholesaling or just partnering with an investor to help with marketing and advertising.  Just trying to see if it is possible and/or profitable.

Think the government is hoping the investors will be a net positive to the economy and help with the recover... time will tell if that works or not.

That assumes they all sell...  Miami is getting overbuilt with new construction... Condo conversions can be a tough sell in a saturated market.  I used to work sales for condo conversions in Orlando in 2006 and that did not end well for anyone involved.

Where you generate a number of leads (potential buyers or sellers or investors) into a "funnel" which you then use to weed out the bad leads (i.e. tire-kickers or unmotivated) and end up with a small number of deals.  As an example, you send out 1000 direct mail pieces, get 50 calls, which turns into 4 deals.  

At least that's my understanding :)

Property sold for 950k last year and then again a month later for around 400k more.  What is going on with that property?
