you may want to check directsubs.com

find a market that interests you, find a niche that interests you and then try and find people in that market doing what you want to do... offer them value in return for them teaching you.  You'll be doing this remotely... so I may also consider purchasing the book on long distance investing by David Greene from BiggerPockets which is a good overview

I have some but they're kindle version and don't think I can share those...I'd seriously check out the library and see what they have... also, ebooks are usually relatively cheap compared to the value they provide (often times under $10)

 I think that includes the transfer tax.... ask the broker to go over a breakdown of the expenses

I am not currently a Philly host although I am looking to get into it.  I would suggest contacting them directly to confirm.  Search through the forums on AirBnB and maybe reach out to other active hosts to get their advice.   Figured I'd share what I found through a cursory search on the web.
