Curious if they ever explained why they are trying to charge a fee.  It could be because they think you're a "tire kicker" and will waste their time.  Any good agent should be able to vet potential clients and weed out the time-wasters.  Buyers agents are generally paid through the commission provided by the seller on a closed transaction.

They could probably use a mobile notary or you could travel in for the closing... Double closing in Philadelphia would have to be worth it with the transfer taxes you'd be paying twice

They Work if you put in the time to get them SEO and actually attract visitors and if you make the site in a way that encourages people to leave their information. It is not as easy as it sounds, but companies like Investor Carrot make decent generic SEO real estate investing sites that you can optimize and custamize yourself and then send traffic to it.

I'm looking into this now and Grasshopper seems to say that you are required to be in the US for it to work.  What was your workaround or am I missing something?

should come out of closing.... do they own free and clear?  Because if there is a mortgage than that'll also come out of proceeds...

Have you looked into a local REIA and seeing if they have a mentorship program.  I imagine it would cost less and you'd have someone with market knowledge and who you could meet with on a regular basis.  You could always find a deal and bring it to someone and offer to give them 70-90% of the profit in return for them walking you through the process.

I just don’t want to pay for a mentor that is strictly over the phone vice someone who can walk with me, and I can job shadow and watch them do deals first hand.
