Wherever the numbers make sense!!!  Ideally Philadelphia proper... maybe Kensington area, or by Temple... Still need to do some more research and see what areas I want to focus on... but first, I need to make money and get my finances in order.

So maybe use Callrail for incoming calls to track leads and then something else for outbound cold-calling like a cell phone or maybe google voice?

The bank you are trying to refinance through will send an appraiser.... You can always meet them and highlight the upgrades you've done and maybe any higher comps that have closed recently.  Other than that, it's entirely out of your control.
