Hi Cody,

Network as much as possible with like minded people who had not lost everything.

Dress decently and try to live in a reasonably upscale area.

Eat well, and to pass the time get some light exercise.

Have a reliable decent car.

Go to the driving range and hit balls, because it's less costly than 18 holes.

That's just off the top of my head.

  2. Learn this business. Learn what you want to do exactly, and learn what you don't want to do. (This could take a while--embrace the journey).
  3. You may want to think about partnering with someone (once you figure out exactly what you want to do). You can drive and you have loads of (Time) on your hands, both of which, coupled with knowledge of this business from spending the time learning it are valuable things to bring to a business partnership. Then all you will need is someone with money to partner with who has little time.

Hi Jason,

You have spoken to one resident who seems to be saying they are going to abandon the property.

Since you have a heads up on this, it might be wise to speak to the other resident (via phone) and see if he intends to abandon it also, or if he intends on staying.

Also, I'd avoid the drama of the whole situation and just say she said she is leaving (without going into details of the she said/he said thing) and you're just calling because you wanted to know his plans, without mentioning any personal accusations she has made.

Maybe he will stay and your problem is solved.

But sticking to business only in the conversation will probably be the easiest rout.

Resident drama happens all the time.

Hi Gary,

My thoughts are two polite verbal requests to not be there, and please find somewhere else, and then call the Police and ask for a trespass.

Interpersonal skills, then turning it over to the professionals may save you a lot of drama and time interacting with Police.

Hi Aaron,

$100 a month bump to the resident in Unit-B might cause a move out. You might have a cost to turn the unit for a new renter? Repaint, vacancy time, etc... 

Just my thoughts on cash flow.

Nothing wrong with having a website, but its probably not absolutely necessary.

My thoughts are there are better things to spend time and money on at first, such as education.

Hi Juan,

No running water means (no flushing), means either the bathrooms will be disgusting or the yard will be disgusting.

You should probably ask her when will she get the water be turned back on. Because if it's going to be a long time yikes.

Hi Christian,

This solution might be finding out why she doesn't want to stay in a motel? Lack of closeness to her shopping? Can't afford to eat out? Can't get her daughter to school. (It could be something as simple as no one to feed her outdoor cats.)

She must have some reason that's important to her.

Maybe find out the (Why) and try to solve that if possible. 

For instance a McDonald's gift card to cover three meals a day might be less hassle and less money than an attorney.

Plus if you pre-specify the motel and tell her what and where it is with a website link to it, she may feel more comfortable staying there.

Just some thoughts on this.

Hi Anthony,

It seems like this is a tax question best answered by a CPA who knows your personal tax situation and your grandma's personal tax situation.

Wrong moves could cost you profits.

You might want to talk to a local CPA and see what they say.
