@Chukwudi Motanya cast iron pipes! I've had to replace  plenty. If your not doing it yourself your looking at about 1k-1.5k to replace.

If the land is tillable maybe a neighboring farmer. Separate house from land. Farmers don't want the house and most buyers don't want to farm.

I would say that's the best idea. I have a daughter and I know how it is. All she has to do is sweet talk ol daddy and your done for. Don't do it

What's the #'s?

At the end of the day it's all about the dollar. We don't do it for our health. But you also don't want the law showing up neither. 

background, credit checks are the way to go and sounds like you screen tenants very well. That being said I've had the perfect tenant not pay, destroy houses and so on. I've had the tenant that I was reluctant  on be some of the best. 8 months is a long time with no tenant. Personally I would take a shot on the best applicant you got. Just be firm but fair

Chase, usually what I do is set the rental property up on a 15 year. My last loan was at 4.5 and 20% down. I've heard the 10 door rule but when ever I go see the banker he just says we will do it like last time. That being said I've never had more than 3 loans out at a time. Maybe it's 10 loans and not necessarily 10 doors not sure. What kind of terms do you get on multi units. I've never done multi but my trigger finger is starting to twitch
