Or you can run true MLS comps yourself without an agent in PropStream (unless your in one of the <15% of the MLSs in the US that PropStream doesn't have access to). One less thing an agent is needed for these days. Of course you'd have to know the criteria for comping in your area to get accurate comps

PS = PropStream. I was saying don't just go buy the value PropStream suggests that it's worth. It's much more accurate than Zillow but it's still not a true comp. within PropStream you can run comps and set your own criteria for similar homes that sold either through county records or MLS data (choose MLS whenever possible). Use that as your comp values

Zestimate is useless. Might as well throw a dart at a dart board. You may hit a bullseye once in a while but not reliably.

Don't trust PropStream's estimated value either. Instead use PS to run true MLS comps in their comp section. Way more accurate (especially in non-disclosure states)

Texas is a non disclosure state so the recently sold data on sites like Zillow or Redfin are showing the list price, not the sale price. I sent you a FB message with some more details

With a small list, you’ll get much higher response rate skip tracing vs mailing. I then generally start with a text before a call.

Remember, these people that you’ve focused down to are also likely on other peoples larger, less specific lists. They may be getting mailers already depending on the list types you’re targeting.

I’m cheap so I prefer to skip for free with truepeoplesearch.com (hit or miss) and then manually texting. There are much more efficient ways but with small lists you can afford to be less efficient

I prefer laser focused lists vs huge general lists. Each layer of filters/criteria narrows down your target and increases odds of motivation.

You catch fish with a wide net, you catch a whale with a harpoon (sorry, that analogy just came to me)

Hey, we chatted a while back about PropStream. If all you want is the ability to run comps I’d definitely recommend using software like that vs getting your license. Plus PropStream gives you access to mls comps in >85% of the MLSs in the country not just the one you’d get access to as an agent. Hit me up on FB again if you want to discuss it more

Don’t spend it! Start by calling so FSBOs. Learn how to talk to them and understand common objections. $11k in marketing if you aren’t ready to handle the leads will be $11k down the drain.

The one software I’d pay for now is PropStream to mine data on existing leads and find new ones.
