@Benjamin Sussman

I just sent you a DM on Facebook.

Getting just tax delinquents is going to be a rather large. In fact, My search shows there are over 13,000 homes in cook county with a tax lien.

You’re going to want to filter that down to specific property types and potentially add additional sign of distress like absentee or preforclosure status.

@Jeremy Davis

First of all, if you need more than 10k in PropStream you can pay for more. I think the highest plan is over 100k leads.

Secondly, don’t just pull a vacant list without adding other filters in. Vacant is provided by the us mail service and is defined as not collecting mail for 90 days. You’ll find that a lot of new sales fall into this since they haven’t set up forwarding of a new address.

Thirdly, are you going to skip and call 10k leads in a month? Are you set-up to handle that volume.

I sent you a DM too

@Henry Urey Rivas

One thing to note about the vacant list in PropStream is that the list comes from the US postal service. They define vacant as not collecting mail go 90 days.

If you don’t add other filters like minimum length of ownership of a few years, you will often find a “vacant” might just be a recent purchase/sale that hasn’t set up the change of address and mail forwarding.

Individually look at a few of the leads PropStream have you and check the last sale date to make sure you aren’t wasting time/money on vacant homes that aren’t actually vacant

Truepeoplesearch should give phone numbers for free (if they have them). There not the most accurate but it’s a good, cheap starting point. I get numbers all the time from them and have never paid a dime. I try that first the I try the built in skip trace in PropStream. I hear good things about skip genie as well but haven’t used them much

Listsource can be a great source for list (hence the name) but it also has its limitations. I sent you a DM on Facebook if that’s ok

@Jesse Garcia

Maybe it’s the county you are in but sounds more like you aren’t filtering well enough.

@Francis Nasser

I really like D4$ and cold calling FSBO. I've switched away from that to use PropStream which has been a game changer. If you want to try it out I can send you my affiliate link for 7 days free if you'd like
