Is there a reason you have one per state vs just a single llc? I’ve heard of others that use a llc out of Nevada or Delaware or Wyoming due to the low filing fees and other tax benefits regardless of where they do business.

Tax assessor site will usually have mailing address but not always. Try Www.truepeoplesearch.com and search their name or the property address and see what you find.

PropStream would be a great way to track down the property details, mailing address, transaction history, etc. you can skip trace for .12 to .20 to find phone number or email

Perhaps she was looking for a realtor who would run comps for her in exchange for agreeing to list the flip with the realtor when they were ready to sell?

Dentists do free dental assessments for new clients all the time. Why? Because of the future value of the potential customer. She’s not out of line asking if any realtor is willing to run comps for her as many of them will be willing to as they see the long term value of the relationship

Keep track of the wrong numbers and export the list from PropStream and run them through another skip tracing service

So, the cheap college student solution is to look them up on county records. There should be a physical address of the property and a mailing address. If they are the same then they are owner occupied (at least last time county records was updated). You can send them mail to the mailing address or skip trace them. There are paid services to do that or free ones like Truepeoplesearch.com . Not always accurate but the price is right.

I use and love PropStream to do all of this in one place but it’s $97 per month so might not be in your budget yet.

My understanding is that you can’t use a list like that for custom audiences as they haven’t opted in to being marketed to by you, aren’t on an opt-in list/customer list and haven’t visited your website. Maybe I am misunderstanding the terms and conditions of custom audiences though
