Experienced wholesaler advice on marketing
I have an $11,000 budget to kick off marketing. I would love to hear your thoughts if you are an experienced wholesaler that has done this for at least 5, 10 or more years. Thanks!

@Robert Chad Yoder Does your marketing budget include things like a CRM, skiptracing, lead lists and other tools? With a budget like the one you have you need to be employing multiple strategies. Cold calling is one of the most direct ways to reach sellers. Hire 2 full time VAs to make your cold calls. Use a dialer like Mojo or Call Tools to make the calling easier, trackable for quality control and easy to integrate into a CRM. Develop a system/workflow. For example: my VAs make cold calls using Mojo. Any person that they talk to that says yes I want to sell or Im thinking about it but havent made a decision—goes into the CRM (I use Flip Pilot) Anyone that cannot be reached by phone (3 attempts, spaced out by a few days) gets a text message and anyone that doesnt respond to the text gets direct mail. Make sure you use a return address on your direct mail and skiptrace anything that comes back as undelivered.
Having a system/workflow is important. Make sure you make time for follow ups. So many potential deals are lost by those who do not follow up.
Make sure you are tracking which lists are yielding the most/best results and which ones are not bringing in any.
Have a system like PropStream to run comps if you dont have MLS access.
Take the time to train your VAs. Im a big supporter of doing things yourself first before you train others to do them but thats a personal call you will have to make for yourself. Hope this helps! PM me if you have any other questions!
