You already know my thoughts regarding PropStream vs DealMachine. The only other advice I’d say is not to worry about getting every single tool set up before you get things moving. Don’t wait for every light to turn green before you leave the driveway. I know you’re already investing and just looking to expand off market leads but don’t delay getting the lead gen started.

Have you tried PropStream vs listsource? The beauty is you can see the results instantly as you change search filters vs buying sight unseen lists from listsource

I run my own comps using MLS data through PropStream. This allows you to figure out the after repair value (arv).

The typical wholesale max allowable offer is .7x arv - repairs - your wholesale fee.

The biggest variable based on your market is the percent that cash buyers will buy at. 70% is typical but can be up to 82% in some markets and lower in others

Like you said, totally depends on the lists you’re calling. Can be the first call you make or the 1,000th. What are you using for virtually driving for dollars?

There may not be many options on market but my quick search shows there are over 3,000 2-4 unit multi families in Charlotte NC. Pull your list and start direct mail or cold call/texting.
