ISO Property Management in Austin area

New investor here. We closed on our first property in July 2021. Lived in it for a year until we bought our second property and leased it out. We decided to self manage to try it out, and it's been too much for our busy work and life schedules.

Looking for a reliable and trustworthy property manager/management company that won't charge an arm and a leg to take over when this tenant leaves in August. From my research, I've seen generally positive reviews for both 1836 and GDAA for our local market.

Has anyone worked with either of them or have other recs for a good solution?
