@Neel Shetty I guess it really depends on the approach. I've seen some sit with very stubborn owners. Then some become occupied the same week. But not a large issue in general. In the last 12 months we have had 15 properties listed in NB, average DOM is 20. As you know, any thing under 31. Message me privately if you want a more in depth breakdown.

My company in San Antonio works with and manages a lot of properties for quite a few out of state investors. It is becoming increasingly popular. Number of the investors show up to close and turn the key over to us. Rarely see them again unless they are back in town for an annual property assessment.

@Jeremy Scarpelli  Sadly you are right.  As a PM, we deal with people's most heated topics - their money and their homes.  We have to be the bad guys and shield for two emotional items.  It leads to people seeking out retaliation on line behind their keyboards.  "That company is the WORST".... ha ha.  Said over and over by the same folks about everything in the world.  My advice is to see if they have a good full disclosure website and are members of NARPM.  Good luck!
