First long term tenant

Hi all! 

My husband and I are about to finish our 2nd door property and are going to be placing our first long-term tenant. Currently we have one STR and this will be our first long term. We are seeking advise and opinions on software you use for landholding? Likes and dislikes? I just finished reading Brandon & Heather book on Managing Rental Properties, from that book I have created a binder that we are going to have an attorney review and match our state guidelines. All and all I am excited and a little nervous to embark on this journey, this property has been a complete remodel even down to new sub floor. Obviously, we are looking for good quality tenants as I know every landlord desires.

I think some good software to use for smaller portfolios in property management are these;

Hope these help. Also keep in mind while searching, will I want to grow and does this software have the capability. Some do short and long term, can I back up my system every day to an outside cloud in case they ever go under etc...
