 Brantfords not a bad area for cash flow but the appreciation is sub-par and its a tough tenant base. But I keep an eye on it because it's so close to my market and notice some duplexes going for about 140-240 renting for around 1200-2000 depending.

Yeah I guess we have been lucky then we have had great renters on our 3 properties. Appreciation is starting to get better: the house we bought last year for 177 was appraised 9 months later for 200 and the one we bought in October for 129 was just appraised at 150. Not great but not bad either.

The above advice is very good and it is always different in each situation like the previous posts mentioned. Our first rental was actually my sister in law and her husband and as I am not blood related like my bf is I handle most of what is needed for that rental. It's worked out well so far but again it's a case by case basis and their character will play a big factor in your decision.

I am personally a big fan of Brantford as you can find homes under 200k that will rent out for $1400 give or take. There is a high demand for 3-4 bedroom homes.

Hi BP fellow members. I started investing in RE inOctober 2013 and have 3 long term buy and hold properties I rent out. They are doing well and will keep buying these however I would love to try the vacation rental route as well mostly because I could also take advantage of the cottage in the summer. I understand it is a lot more work as you are turning around the property much more often, but in terms of turning a profit I am wondering if it is possible to actually make money with Canadian summers being about 3-4 months max. How often would I need to rent this out considering it will cost about $350k to buy. The cottages I am looking at in Canada would be in the Kawartha Lakes or Georgian Bay Area , does anyone have any experience with renting out cottages in Ontario? If so can you please provide some insights and what type of return if any they can make? What is the demand like? Are there better areas than others? Do you get much traffic in the winters? Do you get more traffic with VRBO, Airbnb or another avenue? Any insight is greatly appreciated. Thanks guys! Sarah

I think you have some good advice given to you here and you will need to make the decision and stick to it. Filing in my mind is not worth all the trouble it will bring you long term. See all the above posts there are some really good points. Did you tell your parents you want to file? What are they saying? Are they encouraging this? Keep in mind that whatever you decide should be based on what the consequences would be long term not just in a year or two. That's short sighted. And 20k, no offence is not that much (even though it may sound like a lot to you, in 5-10 years from now you will regret filing over 20k) and if you were asking most investors many are 20k in debt and then some when starting out. It's a small amount and to lose your credit over that just doesn't make sense to me no matter how you position it to us.

If I were you I would self manage especially if you are only cash flowing a couple hundred and there are only 2. Plus it gives you experience in the field and once you acquire enough to hand off you will know what needs to be done and will be able to manage you PM much more effectively.
