@Jay Craig I usually don't raise rents till year 2 as I buy them cash flowing already

Well it all depends on your individual situation: how much time, money, knowledge you have... And what interests you the most.

I personally chose buy and hold investing as I don't have a whole lot of extra time being that I work full time, but I will read and learn as much as possible and was willing to put in any after hours time into learning.

I have not done wholesaling personally because I feel the time vs reward is not there for me to feel excited about. With that said I have no problem buying a great deal from a wholesaler.

One of my properties I have amazing tenants; granted I do many nice things for them in return but they are amazing nonetheless. As an example they gave us a hand made gift basket for Christmas with candles, body lotions, wine, etc that they made. (Wine was not made though) They also rented a carpet cleaner recently to clean the carpet on their dime and got the driveway sealed because they wanted it. A couple months ago the dishwasher stopped working instead of calling us to get a repair person out they youtubed how to fix it and did it themselves. Of course they pay on time, and are respectful of the house, keep us, etc I know there are a lot of posts about the bad things they do, just thought I'd start one with the great things they can do ....

I grew up in bloor west village it was a great place with everything nearby yet quiet enough from the hustle and bustle

Welcome Ian Ramos ! You will find that this site is awesome and will give you a lot of great information and tools. Keep in mind things are different in Canada and Wholeselling is more difficult to get off the ground here and there are a lot less than in the US. I am a buy an hold investor but would love to find a great WS to work with. Good luck!
