Hi @Riaz Salehbhai! These are all great areas to invest - although Chamblee can be a little pricey with it's location by Brookhaven. I have 3 rentals in Tucker and have had high quality, happy tenants for the most part. Happy to answer any specific questions you have!

@Michael Barnhart I agree with @Kaustubh Johri - this has been my experience. I am buying for some cashflow but mostly appreciation. I've seen some investor clients being able to purchase in smaller GA cities like Macon and Columbus that easily reach rents in the 1% of the purchase price (they, however, don't have much of a chance of significant appreciation). 

@Charlotte H. I don't know Woodstock super well, but my hunch is high-end finishes are not necessary there. Clean and well maintained will likely attract a good tenant. You could always upgrade later if the neighborhood starts to change.

@Michael Barnhart there are so many! It would depend on budget and goals. My favorites are the east side of Atlanta: neighborhoods like Decatur (30032), Tucker, Clarkston and Scottdale. East Atlanta neighborhoods like Gresham Park. And any developing Beltline neighborhood.

@Charlotte H. what part of Atlanta? I may know the area. I would also look at other rentals in the area —even if the bed/bath count doesn't align for a comp—and just see what finish level is typical in general and gets the highest rents. 

Hi Joel! Good for you! I live in Decatur and have several investment properties in Tucker, so I know this area well. I would also recommend anything in the zip 30033; it's Fernbank EL, which is great. Your budget would get you in at the bottom of the price range for that area, but still doable. Also, anything in the Laurel Ridge EL district could work as well. Feel free to reach out with any questions! I've lived and worked in this area for years (lots of my neighbors are CDC folks :)

@Emily Beatty congrats! Yes, Fulton does have high taxes... I feel your pain. I live in Decatur here and even as a owner-occupant they are painful :) Awesome that you will be able to live here in the future though!

Hi Sid! I feel your pain. Some ideas: working an established realtor in the area that will get pocket listings, foreclosures going to auction, and getting mailing lists for absentee owners or other situations where people might want to sell (probate, divorce etc) and sending them letters.  Also driving the areas and talking to neighbors can work well too. It’s a job for sure!
