I showed houses to a client in these areas yesterday. Southwest Atlanta is definitely changing, slowly but surely. You would likely see the most appreciation in the "beltline" neighborhood but hard to say how long you would need to hold to see it. I really like Westview!

Yep, it can be anything - but "typical" is 1% of your offer price.

@Stefan D. yes if I was going to fix it up on a budget for the appraisal or because of your market, I would paint the cabinets white or grey, add hardware, and do a simple backsplash (like a subway or something similar.) Also I can't see the light fixtures, but those are easy to update on a budget with something current.

I've used Whirly and Associates for years and they do have good knowledge of REI. The owner, Bobby Whirley, is great and down to earth. They are in Alpharetta but I very rarely have a need to go into the office.

Great advice here! Also if you want to search by school district, Mary Lin in Atlanta City Schools is also an excellent school that serves some wonderful in-town neighborhoods (close to downtown).

I would BRRRR it if the numbers all work and it meets your cashflow goals. That way you won't have to pay all the flip taxes and you'll have your first rental!
