We are under contract on a cabin in Blue Ridge - it's a GREAT area for short-term rentals. Only about 1.5 hours from Atlanta so you'll get a lot of folks coming up for the weekend. Would also recommend Cherry Log and Ellijay. Clayton and Helen are also popular areas. Keep in mind these markets are just as hot as anywhere else right now :)

Hey @Cory Johnson, I know some contractors have put in their supplies and labor to be a part of a deal. I would recommend reaching out to renovators and flippers to see if they would be open to offering you equity in return for your services. Just an idea!

Congrats! Were all the flips in Peachtree City? Sounds like it went very well overall!

Yes, I've found there are not many single-family homes being built in this price range unless you go way far out like Villa Rica, Douglasville, etc. If you are open to new construction townhomes there are definitely more options. I know of one in Union City that is build-to-rent for investors.

@Anye Wanki that’s awesome! I like those areas of Atlanta for investing as well. I’m an agent here in the area, and I can tell you that the market for multi family is very competitive, especially when it’s priced well. Would love any ideas on how to handle flood damage. 

What happened:

Tenants moved in at the beginning of May, brought their own washer/dryer and had a Lowe's contractor install it. The contractor hooked up the drain line incorrectly and for the past 4 months, the washer has been draining into a wall cavity and crawlspace. This was discovered last Thursday when they had a small flood in the laundry room. I had a flood remediation company out yesterday and they found damage in the crawl and water beneath the kitchen tile (shares a wall with the laundry room), the laundry room itself including drywall and a den adjacent to it. The tenants have been complaining of humidity so it's all making sense now. It's going to be a huge project to repair and tenants will likely need to move out while the work is being done. 

My question: do you think this is worth pursuing with Lowe's? Otherwise, I'm going to be taking out an insurance claim. My tenant is reasonable and understands their responsibility in this, but the repair cost will be too high to expect them to contribute significantly.
