To my knowledge, any children living in the home can attend the zoned school district.

I use @Account Closed's company and they are wonderful! She has helped me through a non-paying tenant covered under the eviction moratorium and it's saved my sanity. Highly recommend Holly.

Hey @Mike Jones! It's a great area. We are still getting our Airbnb off the ground but it's coming along. Here is the link. There's lots to do like fishing, hiking, dining out, tubing, boating etc. But a lot of people just like to rent cabins and chill out. It is heavily saturated with short-term rentals as it's a vacation town, but I would still recommend it.

For sure! @Harish Kumar it's called Oakley Station. It's being built by Southern Impression Homes. Link here. They'll be rolling out Phase 2 for pre-sales this fall. I'm an investor and realtor here in Atlanta and I've sold 3 of these townhomes.

Agree with @Kelly Rambo. Good for buy and holds. There's a new construction townhome community there that one of my clients recently bought in. They cater to investors, and also handle the property management. She's had a great experience getting it rented.

The market here in Atlanta is incredibly competitive. For my clients I'm recommending they look in price ranges about 20K lower than their max, which will give them some wiggle room to go over asking. Also, it helps immensely if your lender can fully underwrite you, so you can waive a financing contingency and have a shorter escrow. There are lots of other strategies but these have helped my clients get a contract. Good luck!
