It doesnt sound good deal to me , you will be in negative cash flow  for 10 years , are you read for that ? Also since the maintenance can be expensive for 8 units , are you able to pay such expenses if needed ?

It seem too much work especially for first time investor

Not sure if I am the only one noticing that , but lately I see more houses under 500K in GTA. Months ago , if you set filter to 500K you get a couple of houses here and there. Now the map seem filled with many houses some of them are SFH.

I had same opportunity, but didn't take it as the floor commercial will be the main source of income , it was too small for any popular to lease it , and franchises makes 60% percent of all businesses

I am looking in these cities too , so far nothing that can be 1% rent/buy rule, keep us posted if you buy anything.

Regarding your question , I am from Toronto too , so have no idea about neighborhoods in London .

I am also looking into these cities in east GTA , however , 30K will bring you 150K house, which most likely will be old and require continues maintenance, if you live there that might be okay, but if you are far you might need to do your calculations better for expenses.

I would recommend to read real estate book about renting properties, although the internet has a lot of resources , it kind of become mess and repetitive, so it is better to read a book from face to face in a couple of hours than to keep jumping from link to link. put aside the marketing agenda in most of internet publications

The vacancy rate is extremely low right now as well, so the demand is high for rentals, giving landlords a sizable pool of tenants to select from.

@Christopher Johnson: thanks for the info, do you think 1% rule still possible in relatively safer areas , lets say mile 13 and above ?

I didn't , but wounder how much the lease will be to host that house as lands around GTA are expensive.
