Hello all!

I'm a 24 year old on the verge of becoming a real estate investor.

In the past year I dropped out of college started a new job which has put me into a position of looking into different business and investment routes. 

I sat down with my financial advisor before I started this job and went over all the numbers she gave me and how much she advised I put away - never to see again for 40 years - for 6-7%. I thought to myself there has to be a better way. So I started looking into real estate investment. 

I'm in a good position to invest now while I'm in my twenties. With this job I have gotten into a position with 0 debt and an excellent credit score. My job is overseas with food and housing included for 8 months out of the year so I am able to live on 10k or less a year while taking home six figures after taxes. 

I'm focusing on rental properties because I'll be away for most of the year and need a property management team. I studied finance and accounting in college so I feel at home working with the numbers. I want to learn more about the best price range and area to invest in for my situation, what state of repair and scope of renovations produce the best investment results while limiting risk, how to find the best deals for buying a property, and how to scale a rental business efficiently. 

My question for you is what are the best books, podcasts, YouTube channels, and research materials that you have used and have made a positive impact of on your success. While I've already found a lot of good material, I've also found that an increasing amount of media on any sort of investment topic is often embellished or exaggerated by a creator that is trying to sell something. Bonus points if you tell me how you would set up your ideal investment plan if you were starting from scratch.

@Andrew West My recommendation would be to start at the first biggerpockets podcast and listen to every single one. You have come across the website/podcast that has the best, unbiased investing information out there. The information on this website, podcast and BP books has been my primary source of knowledge to allow me to grow quickly. Many others have grown their portfolio significantly as a direct result of this website. I cannot recommend it highly enough.
