Great, would it be possible to alter the location of meetup once within downtown and one outside of downtown, as current location to people outside downtown is hard to reach.

 Thanks for the reply , I am not expecting the agent to analyze it to me , but at least filter manually the vacant ones , as my request to him to only send me homes with tenant already there, which I think he can do that by a small phone call. 

Nobody so far asked me to be exclusive or asked me to provide any financial evidences, which to me seem they are not interested in looking for rental unit, it might be more efforts that regular home buyer.

I noticed the agents I contact to find an investment properies for me doesnt really do anything other than set the filter criteria for auto email that they send it to me for properies with spesific price range , location , etc . They never go beyond that eventhough I asked them only send me proepries that is currently rented or properies that currently producing cache flow. 

am I expecting too much or they are just dont see there is a need to put effords.

But according to Ontario law, is you buy a home and move in to live in then you have the right to evict the tenant, so why they still sell it under the market? unless all buyers are rental investment.

I have noticed many properties get sold under their list price by around 30%, which make me wonder if this is a trend in Warren and Sterling Heights or it is just with some properties . For example There was condo for sell listed under 59K , and I was surprised it was sold for something around 40K , and the condo seem good. Should I expect many buyers will accept 30% discounted offer in Warren and Sterling Heights ? 

I live in Canada and here usually homes go either on same asking price or around it.

Looking to invest in multi family , in small Ontario cities such as Hamilton , Kingston but it will be hard to get good tenants to live in such buildings , SFH look less headache but it is expensive that is it hard to produce positive cache flow with 20% down payment.

I know ON and QC now are the most less friendly Provinces for landlords, can some landlords share their exprience? is it something to worry about ? and what is your exit strategy if after all the screening you got trapped with a bad tetant ?

Are you open to other investment options like stocks or mutual funds ?  mutual funds better for older people who are looking for peace of mind rather than new challenges. However the return is less than more active investment like renting.

Detroit has one of the highest crime rate in US (less safe than 98% of US cities ) .

Myself live in Canada, but have visit Michigan many times, for me I am looking at Warren as potential city, but still need input from others as I am also trying to decide which city is the best for investment .
