Mixed Used Townhouse - Question

Hoping to see if anyone has any experience renting a mixed-use townhouse.

-3 floors, where top two floors are condo and the ground (street Level) is a commercial space.

- Street side is the commercial. Perfect for salon or small medical practice (350) sqft

- Single electric meter

- Entrance to condo is in the back

- No fire door separating.

Question, has anyone used two separate leases for this type of situation. Commercial downstairs and residential up top. If not, do see an option for simply using a commercial lease?
