Post: Is Warren, MI good place to invest in rental unit ?

In Warren there are still houses around 100K , and I have visited months ago and seem peaceful city with old houses, and some people I know already bough houses there around Mile 14 and Ryan , which is my area of interest since I know it from couple of visits.

Also I was seeing some people online complaining that Michigan no longer landlord friendly due to extra taxes and bias toward tenant ? how accurate is these claims, As the reason I am planning to invest there, because of Ontario now officially no longer care about Landlord investment , all what they care is people to not get kicked out or their rent increase, without any fair practice in place to protect both parties.

@Cassidy Logsdon: Thanks Cassidy, I ll remember all your info , I found houses <150K in the area between riverside and Tecumseh road , but I doubt I can get a renter with credit score 600 or more, living there, what do you think ?

 Why 3 hours? Unless self managing??

 Prefer my first rental unit to be relatively near , just in case.

Windsor and Hamilton are on my radar , but a decent home is no longer cheap , and low quality home will bring low quality tenant. 

@Thomas S.  : I didn't notice Belleville and other eastern side cities , their prices still reasonable, thanks for the suggestion.

We know housing market in Ontario is so heated, are there still some cities when it is viable to buy rental units that an produce positive cache flow with small down-payment (25% or less ).
