Just researched Luke Carls Enemy method, seems like a proven way to analyze STR. I can understand that the pigeon forge/gatlinburg market is blowing up, however, the prices have not inflated to a point that STR's are no longer working.Yet. I have analyzed multiple STR in that specific area out of my interest in the market and a large portion of them have come up with great results. I suggest you keep digging, it's a fantastic market. I use AIRDNA to get my data to analyze short term rentals. It shows the average occupancy, daily rate and average revenue for FREE. if you get a membership, it gives you even more specific data like seasonality, revenue growth etc. per the specific zip code you're buying in. @Jordan M. If both are profitable, I’d suggest going with the one that is MORE profitable. Study the sub markets that you’re interested in religiously. Once you find one market you want to focus on build a good team of knowledgeable trustworthy people based there. Most importantly, find a qualified agent that knows their market well, works with investors regularly, and knows how to run the numbers. Oh, and actually knows what a cap rate is.

@Deisy P. Just because you don’t have a man standing by you doesn’t mean you are completely crippled. When it comes to the real estate industry you are going to find men that will try to take advantage over the average women with no construction experience. How we combat that is having the research and knowledge they can’t dispute.

Make sure to get a few quotes from different people/companies. I’d say 2-5, watch out for sky high - super low ones. Pick the middle ground and make sure to do some research into the handyman/contractor you choose. One guy screwing you over isn’t worth calling your whole real estate investment journey quits. You’ve got this!!

@Kirbi Campbell buy two more properties adding $1,000-2,000 in passive income per month through short term Airbnb rentals. After already having one Airbnb on the lake near my hometown my goal is to buy two more there.
