Hey John! Congrats on looking to start in Real Estate.

I started around 3 years ago, have flipped over 20 properties personally and helped my investors BRRRR/flip another 50 or so. I'd say first step is to pick what type of investment you're looking to do (i.e BRRRR, Flip, Buy and Hold, etc.) then find a market that supports that strategy. Once you pick a market connect with an local agent, PM, contractor etc in the area.

As a born and raised local, I love the Charlotte and surrounding sub cities market due to many things. Population and job growth, appreciation and much more. Charlotte is a little tough to get a good deal in anymore due to growth but I am having great success in the submarkets where there is still "deals" to be had. Gastonia, Kannapolis, Concord, Monroe to name a few! Just completed a Free BRRRR last month in Monroe.

Hi Jenn, 

Congrats for deciding to make the plunge into Real Estate Investing. Charlotte is a lucrative market but I suggest you look into the suburbs (which are exploding btw) gastonia, Kannapolis, concord monroe etc. where you can still find a seemingly good deal with some cashflow. I just completed a "free BRRRR" in Monroe personally and helped another investor complete a Free BRRRR in gastonia as well!

I am a born and raised Charlottean and having great success for my investors and I In the Submarkets of Charlotte. Where there is still meat on the bone so to speak. Gastonia, Kannapolis, Concord, Monroe, indian trail etc. are some of the hottest fastest growing suburbs where there is still room to get a "deal".

Congrats Danielle! The first one is always the hardest. You put in the work and it shows. It's a huge accomplishment and you should be so proud of yourself. 

I have many colleagues who are killing the house hack game and cashflowing greatly in these big homes like you just bought!

Hi Raj, congrats on the move. It seems every other day I meet someone who has relocated here from NY. Hah. maybe I'm biased as i'm a local, but I love it here! 

I have used Michelle England with Tricap Connect on a few DSCR products and she was great and gave a very competitive rate.

I'm based out of Charlotte NC and having great success in all the sub markets within an hour radius truly.. Monroe, gastonia, Kannapolis, concord etc. the list goes on. Charlotte is one of the fastest growing cities in the US right now! If you have deals in the Charlotte area send em my way!

The North Carolinas are on fire.

I invest in the sub cities of Charlotte and am having great success in Mid term rentals to corporate workers, people moving in looking to get acquainted with the city prior to buying, nurses etc. Just rented my 250,000 3/2 out at $2950 for 4 months. 4 days after I listed it. Easy.

My biggest strategy is brrring anything I can. The value add is ever crucial as well as being able to pull my money back out of the property and investing it in another one. Sinking 62,500 as a down payment on a property takes a WHILE to recoup. However, if your BRRRR it and only leave lets say, 15-20k in it then thats a lot better. Don't be afraid of the construction.

Truly my best appraisals have came back when we didn't cheap out on the reno. 


As Tim said, make it look above average to the appraiser. My best BRRRR's ever have been when we went the extra step i.e paint the exterior, go all out on the kitchen and baths, nice landscaping etc..

The best one I completed was located in Concord (sub city of Charlotte) in October of 21 

Purchase price 94,000

Reno 47,442

Appraised Value 205,000 (we originally estimated a 175k ARV)

On this one, we carefully picked our finishes which needed up making it the nicest one on the block. To get a free BRRRR in the Charlotte, NC market is tough, much less getting one you can cash out on.

This doesn't mean you have to spend tons of extra money. Instead of a tub insert, do a tile surround (the price difference is a couple hundred bucks.) Instead of painting all the cabinets white, do the lowers a different color to create variety. Keep it simple, i'm not saying paint your lowers pink. A light sage green or navy blue will do. Pick nicer finishes - get the $300 v.s the $150 vanity. Wooden shutters help too.
