@Matt Carruesco Admittedly a daunting decision but at the end of the day all that matters is if the numbers work! Just do your research until you feel comfortable enough to jump in on a market

I will invest anywhere as long as the numbers make sense aside some other criteria such as rent to price ratio population and job growth etc.

Totally recommend checking out the Charlotte NC suburbs like Gastonia and Kannapolis where the rent to price ratio is amazing. Most of them hit the 1% rule with some TLC. Happy to further discuss this market as I live and actively help investors get into BRRRRs in these markets.

@Andrew Yen Hi. Congratulations on your goal of getting out of the rat race! Real estate is definitely the tool to achieving that goal.

I suggest you get an investor savvy agent in your desired investment location that knows the BRRRR method like the back of their hand. This will enable them to be able to guide you through this process over and over again until you're officially out of the rat race.

My local market of Gastonia NC is a great market to check out for BRRRR's. 75-100k purchase price, around 15k+ in rehab and we usually end up hitting the 1% rule!

Also, just start analyzing deals. The more the better. I suggest using BPs calculators to learn how these deals work with ALL expenses calculated. Vacancy, capex, maintenance, taxes, insurance etc. The more educated you get on the subject the easier RE investing will become!

@Saurin Pandya Firstly, congratulations on getting started on your investment journey. Secondly, 2 properties with decent cashflow and 10-12% return in Gastonia in your price range is is totally attainable.

The best market in seeing around me work is Gastonia where properties can hit the 1% rule! It’s only 20-30 mins from Charlotte. Message me with any questions.

Hi @Mary Joe! Im seeing the best BRRRR's in Gastonia stay in the 75-110k range. Usually needing around 10k in slight updating, new flooring/paint. Then renting out for (800-1200). Of course, this totally depends on the level of rehab, location, size etc. but on average they hit the 1% rule.

The other two markets Kannapolis/Concord are usually a little higher with around 130-170k purchase price.

Hi Anthony-

I suggest any of the Charlotte, NC suburbs. Gastonia/Concord/Kannapolis etc.

Gastonia specifically where the prices haven’t caught up with the growth. Gastonia has great cash flow (most properties meet the 1% rule), strong rental market, landlord friendly and huge population growth due to the overflow from Charlotte.

As an investor I love the Gastonia market and what it has to offer. Call me biased but the numbers don’t lie!

I may be biased, but I love what the Charlotte market has to offer with great appreciation, good cash flow, high population/job growth, being a landlord friendly state, low taxes etc. etc.

Also, many sub markets of Charlotte like Gastonia, Concord, Kannapolis can hit the 1% rule.
