@John Brooks depends on your situation. Both are beneficial in their different ways.

Why not do both though? But your first primary residence and house hack or buy a duplex. Then you get the best of both worlds with actually getting to have your own home but still have someone else paying off the mortgage.

I know it’s hard to get spouses on board with house hacking but explain the amazing opportunities it could allow in the future if you sacrificed just a little right now.

@Trace Wilson Bigger Pockets is great place to start! Reach out to other investors/agents in your area and set up some time to meet/talk. I’ve actually gotten many investors through my friends and family. Start letting everyone you know what your plans are and how you’re going to achieve them through Real Estate. You will be surprised at the amount of people that will loan you money. Just practice what you preach and you will attract the right people! Good luck to you.

@Liam Hanlon go onto Pinterest for design/ideas. Most importantly keep it simple and agreeable to the possible tenants! Agreeable grey walls, repaint the cabinets white if they’re stained. Repainting the cabinets adds so much value to the tenants and resell value it’s ridiculous! Just keep it simple and clean, do all the work you can yourself.

Anything you’re unsure of how to do, check out YouTube and I promise there will be a video for you. I just flipped my home and I learned everything off of YouTube. How to paint, refinish hardwoods, lay tile etc. Labor is the most costly thing in a Reno, so the more work you can do the better. Good luck!

@Ujwal Velagapudi nothing is forever. I believe they will come back with time. It’s still got the weather and desire for a city to thrive. Of course the desire has dwindled but i know it will bounce back after we get through this in a few years time.

@Greg Moore as much as you feel comfortable investing and potentially loosing. I bought in in March and haven’t been disappointed as of yet. Real estate is definitely a more secure investment but it’s always good to be diversified. Tread lightly and do your research!

@Ruby Ruiz generally speaking, yes.

Of course, you have to break it down further though. Some are good, some are bad. However, they still can provide off market deals with less competition if you were to get a property off the MLS. Make sure you only work with the ones who you think you can actually trust and seem to know what they're doing. Because, unfortunately about 90% of them don't know what they're doing. Double check the numbers, and be weary of inaccurate ARV values, but yes, I suggest working with the competent ones.

As an investor and agent I have worked with a few and they have provided me with some good off market deals!

@Benjamin Kanevsky hi! A ton of the sub markets outside of Charlotte can hit the 1% rule. Concord, mint hill, Monroe etc. Also, Charlotte is the 16th biggest city in the nation with population growing like crazy. With all the new people coming in, the lower income people are moving out into surrounding sub markets. Something to check out for sure. If you have any questions feel free to message me.
