@Maksym Chernov. There are great aspects of an LLC If you're wanting to protect your personal assets if a lawsuit arises etc. However, their are cost and other things to watch out for. Just weight the pros and cons and do what works for you. I'm an Airbnb investor and absolutely love this avenue of investing. Just find a property where the numbers work and do it!!

I use Airdna to get my statistics when analyzing STR's. Totally recommend you check it out, it shows your areas average occupancy rate, daily rent and revenue. I also utilize BP's airbnb calculator. Hope this helps and good luck!!

I’m a Charlotte native and broker/investor, I’ve watched this city grow at astronomical rates over the past years and am continuing to see it explode.

With Charlotte being the sixth fastest growing city and 3rd best housing market in the nation. Home of so many banking corporations and other job industries, I think it is a strong market to invest in.

There are also many opportunities in the submarkets Gastonia/Concord/Kannapolis etc. where the overflow from Charlotte is creating crazy growth yet the prices haven’t caught up yet.

I think it’s going to thrive, due to these facts:

Charlotte is the 3rd best housing market and the 5th fastest growing city in the nation. Construction is everywhere. Supply is beyond low and demand is sky high. Interest rates are low and locked in for the next 3 years. (Cheap money is always good for real estate.) As well as, this new stimulus plan, if it gets passed, will greatly boost the economy to help the real estate market thrive in 2021.

It’s definitely not something holding me back. Excited to see what 2021 brings.

@Jacob Holler yeah, sure can. It’s all about the value of your next property’(s) being of equal or greater than your last property.

The timing issue might be difficult, with how hot of a market Charlotte is. It always seems to end up in a bidding war with multiple offers. I would recommend really nailing down your criteria on location/condition etc. in Charlotte so as soon as you sell your property and the clock starts you can snatch up your new properties in Charlotte before the 45 days is up.

All I’m saying is just now what your looking for and be able to pull the trigger as soon as it hits the market. Charlottes HOT. Good luck!

It's not hard to find an agent to send you deals everyday as these are automated. However, these will be MLS deals majorly, so specify with your agent if you're primarily looking for off market deals. Then, they will hook you up with all of the wholesalers deals etc.

As an investor and agent I don't mind working with new investors. I actually enjoy it. By helping them find/vet their properties to ensure they get into a sound investment. Because I can remember trying to attempt this process alone when I was first starting out, completely lost. Not sure if I was running the numbers right and actually looking at a good deal. It was great to have someone who had already been through the process that was knowledgable about investing.

I suggest you network on here to find an investor/agent that knows what they're doing and add them to the team! A good agent that is an investor themselves/knows the process truly is an asset. Good luck, Paul!
