Hey Matt. Awesome to hear you're looking to get into real estate investing in North Carolina!

I'm a broker that works primarily with investors in the Charlotte area, and by "area" I mean the submarkets specifically as the numbers on practically anything within the city limits just doesn't quite pen out anymore. The sub markets I'm seeing the best returns in are Gastonia/Concord/Kannapolis where the prices haven't quite caught up with the growth yet. For your specific criteria/price point, I see Gastonia working out best where you can get a close to turn key (needs LVP/Paint etc.) property in the 75-100k range that will usually hit the 1% rule.

Gastonia is one of the last submarkets of Charlotte to explode, only around 20-30 minutes from centre city. It is currently appreciating at high rates as there is a 25 million dollar economic development and revitalization plan going on termed the FUSE District which is continuing to raise ARV's/rents. The Loray Mills District, which connects to the FUSE District, appreciated 11% last year!

Also, yes! North Carolina does have great job/population growth which allows for an abundance of high quality tenants and the many military bases produce great long term/quality tenants!

3rd best Real Estate market in the nation.

Fairly affordable and lower barriers to entry than some states. A few of the submarkets that are rapidly appreciating but the prices haven’t quite caught up yet Gastonia, Kannapolis, Concord etc. check them out!

Good cashflow in Charlotte is hardly existent with the prices being so inflated and the rents not keeping up. Only way to get good cashflow within the city limits would be to do a STR.

For a standard LTR though, I would suggest all of the submarkets of Charlotte such as Concord, Kannapolis, Gastonia, Statesville Etc. It really comes down to your criteria strategy though!

@Manikandaprabhu Arumugam depends on the strategy, honestly. However, I’m seeing the best returns in the Charlotte submarkets. Such as Statesville, Concord, Kannapolis and Gastonia where the prices haven’t quite caught up with the growth due to the Charlotte overflow!

Hi @Kenneth Burdick! Congratulations on looking to get started in real estate investing. I'm a Charlotte native and agent that works primarily with investors in this area and I must say that there are hardly any deals (BRRR deals) to be found within the city limits as the market is just too crazy! I'd suggest you look into the up and coming submarkets like Gastonia, Concord, Kannapolis where you can still come across a solid BRRR. @Stephen Foltin the Charlotte Market Is insane right now.

It sounds like you’re doing all the things right with appraisal gaps, over asking, short DD etc to try and compete.

However, have you considered the escalation clause? It’s a clause that you can add into your offer stating you will offer 1,000$ over all other offers up until X (the max amount your willing to pay). Find your max that you’re willing to offer still in good conscience and go from there. If you’re coming in second every time this just might be the answer!

It’s practically the only way my clients are having success here. Good luck!

Hi Alexander, I can't offer too much insight into Nashville, Atlanta, or Dallas, however, I can say I think Charlotte to be a great market to invest in with it's overall affordability, extreme population growth, great appreciation and job diversity. 

No one can choose a market for you, find one that best aligns your goals, build a team and get going!

Where my investors are finding the most luck utilizing the BRRRR strategy is in the submarkets of Charlotte in Gastonia, Kannappolis and Concord. Primarily Gastonia where you can usually sneak away with a 75-100k PP, 10-15k worth of rehab, 120k+++ ARV depending on size, location, rehab level etc. and usually hit the 1% rule in rent.

I'm a Charlotte agent/investor and have helped many of my investors get through BRRRs from start to finish with my team of Pm's, lenders, attorneys and most importantly, decent contractors! 

I must say though, within the city limits you're most likely not going to find a good BRRR as the Charlotte prices are just too inflated. However, id suggest you look into the submarkets of Charlotte where the prices haven't caught up to the growth yet which allows for a great BRRR. I.e Gastonia, Kannapolis, Concord etc.

BRRRs in these cities, primarily Gastonia, I'm seeing workout for around 75-100k PP, 10-15k rehab, 120k++ ARV depending on size, location, rehab level etc. Feel free to reach out with any questions.
