@Paul Flynn, You are right, we are due for downside & History always repeat.

But as @Matt Groth said, until interest rate climbs, dont expect major pull back.

Market is artificially inflated by keeping low interest rate. Unemployment is at 60 year low, this is best time to increase interest rate, but that will impact economy and current government like market stay inflated.

In Every recession Fed reduce 4-5% interest rate, we are not at even 4% now... not sure what will happen in next recession.

Major dilemma is to invest or not... best bet is invest where there is highest in migration, those area will be safe over longer period. Here is 2019 Census number with fastest growing metro...

  • What is your biggest roadblock right now in real estate investing?
    • Lack of Good Deal in stable markets like Dallas, Austin etc...
  • What are you doing to overcome it right now?
    • Researching stable market, specially tertiary market with positive cashflow.

@Greg Junge, i have investments in Dallas market and actively looking in Austin & Houston market.

@Alan Grobmeier, agree with your regarding rust belt and need higher cash for properties in this top 10 list.

@Greg Junge, I am 100% agree with you about exit strategy. Memphis has very low % of ownership. That means only option is to sale it to another investor. Everything works in current market condition but considering down market in future... It is safe bet is to stay where population trends is up.

@William Kim, As @Ali Boone said.. Dallas, Houston, Phoenix, Atlanta were great investment market, unfortunately no more cash flow. OH cities doing good but not sure about those market in next recession. I did not see major employer moving to those area. 

@Jason Graves, I heard KS is great market. Your progress in really impressive. Are you investing in MF or 26 SF? Can you please introduce me to your broker.

Where do you see the path of progress in the DFW area?

  • DFW always grow on the path of DNT, right now I see growth everywhere.

How has the market grown over the past 10 years? Is it sustainable in your eyes?

  • I do not have answer for that, as this is longest bull market in history. DFW should see some impact in next downturn

What are you excited/nervous about for this market?

  • Excitement: In migration of jobs in DFW

Are you preparing to buy, hold, sell or refinance in the next 5 years?

  • Hold. Buy if number make sense and that is very hard right now.

I prefer to buy in cities with population growth over super bargain...

Pros:

  • More stable during downturn
  • More chances of appreciation
  • Less vacancy, more profit
