Phonex is goo market to invest and having family there can be very helpful.

Dallas is hot market and now a days it is hard to make good positive cash flow in Dallas market.

As @Jaysen Medhurst suggest, you can try tertiary market like Waco, Tyler etc...

IRR Looks good, How much is CoC?

Pros of Investing now

  • Dallas is very strong market
  • If number makes sense, you can not go wrong in DFW market.
  • As investment is value add, there is opportunity of changing your investment to 7-8 Cap
  • You have backup plan of holding for long time in case of market go south.
  • If you are lucky... Amazon HQ2 select Dallas as their choice :)

Cons of Investing Now

  • Market is very expensive
  • Historically 6 cap rate is very low in Dallas

San Antonio - San Marcos - Austin is one of the fastest growing area in US... you don't need to look outside.

@Edward Beck, How is market in El Paso..? is that market get affected by Oil boom/burst.. ?

@Scott Morongell, NC is booming just like Texas... Great market to invest in MF.

Do you invest in SC market too? I see lot of good MF for sale in SC.

@Brian Ploszay, Yes... Texas is very business friendly state and now diversified with so many industries... even oil crash did not impact in last few years.

I am surprised to see Brooklyn and Boston in this list... People who invest in these area... please provide some insight... How numbers works in this area... must be flip deal... as buy and hold is very hard in those two area...

Hi @Chingju Hu,

I have properties in both McKinney and Fort Worth.

  • McKinney is excellent market but price went up very high in last 3 years. Rental numbers will not make sense.
  • Fort Worth is going through excellent growth.

As @Paul Ewing said there are different areas in FW. You can focus on Crowley, Burleson, Saginaw, Haslet area for investment.

As @Ronald Rohde suggested FW make better sense from numbers now.

@Kyle Mccaw, I heard a lot about growth around Alliance area.. I need to drive by one time.. properties are very expensive in that area or still make sense for good investment?
