Hey guys my name is Shital Thakkar, and real estate is my passion…

I started investing in Single Family real estate around 2010. After finishing max Single-family loan of 10 properties, I started exploring commercial investment in 2017 but CAP rate keeps crunching and unable to execute existing multifamily deal. Existing multifamily numbers were too tight, and I see deal going above asking price in Dallas TX at unbelievable cap rate. Only upside is rent increase based on inflation…!

Considering all these factors I decided to go construction route. After researching construction process and numbers I feel there is significant buffer in construction project that can help if market turn south. Of course, it is challenging process to find land, design building, get city permit, go through construction process but I enjoy throughout the journey and like to share my experience here if anyone interested….

What is the Location, size and zoning of the land. 

I am developing multifamily & Industrial in Dallas TX area and lot of factors involve in your decision.

I have investments in Crowley for last 8 years, and 100% rented all time.

Regarding your questions..

Is Fort Worth (Crowley ) a good place for investment?

    Yes, it is good place as long as numbers make sense. (Lately hard to make positive cashflow with SF rental)

    Does anyone have any idea on home appreciation

      Home appreciated in this area but they lag behind Dallas suburbus and North Fort Worth

      • What was initial occupancy of storages?
      • Any repair required to stabilize property?
      • Any extra space to add more units?
      • How is your experience managing with no onsite person?
      • 15% SBA Loan? Any issue in getting loan?

      Hi @Darshil Parikh,

      You can count PITI and other Capex/Opex as expense and if you are getting positive cash flow, it can be good long term investment. there will be no quick money but good long term hold...

      Austin has great growth prospects. Is this Manor/Hutto area? 

      Cedar Hill or Round Rock will have better appreciation.

      • Working with city on Zoning change for land.
      • GC identified.
      • Funding in place
      • Construction loan process is in progress.

      One change in previous plan is going within DFW city limit, rent range is higher that can increase NOI significantly and overall value.

      SA TX is great market, specially 35 corridor between SA and Austin...

      Congratulations @Brock Holliman.

      Sale Price of $1,330,000 is for one building with 7 units, correct? That makes 190K/Unit.

      • What are SF of each units?
      • What is rent range for each units?
      • Can you please elaborate lesson learned for knowledge of other people.

      I just check your web site, looks like you guys doing lot of apartments, Single family portfolio and land brokerage.

      Please let me know if there is good land parcel in DFW.
