Post: Property damage before closing

Hi,

I am in the process of closing one single family property and during short sell process (3 month) Roof of the Property damaged because of the storm. Who need to repair that damage..? bank or short sell person, how to proceed with this kind of scenario..? I am in 12 days inspection period...

Hi,

I am new investor with one primary resident and one rental (Single Family). For single family scenario, i am planning to manage my self and for fourplex, i am planning to hire property manager.

Single family home I am talking about in very good area (McKinney - Texas) declared as 5th best place to live, but again in Texas we are not getting big appreciation in price. For fourplex I am talking about Blue Collar area..

Rental Details:
Scenario 1: Single Family (~150K), Rent is $1500/month

Scenario 2: Fourplex (~200K), Rent is $2400/month

One more thing, I am not full time real estate investor. I am working for corporate america and looking for side investment.

Hi,

Here is my scenario...

I moved from one state to another, my primary home in first state is on rent (My first exposure as a landloard). Now i like to increase my portfolio. I am thinking of following scenarios...

Scenario 1:
Single family investment properties in good neoghbourhood in the range of ~150K and manage myself.

Scenario 2:
Fourplex investment (~200K) with property manager.

I am planning to purchase multiple properties in future (one at a time...) and I like to know which path is better...!!

I really apprceiate your advice.
