Hi,

Based on your experience, what are the advantages and disadvantages of pursuing the development of multifamily housing as opposed to townhomes? like to see a comparison between multifamily and townhome developments in terms of ease of construction, financing options, the permitting process, and property sales etc.

I have multiple small multifamily construction projects going on in DFW market.

In-migration is still continue in DFW and expecting no sign of slowness in near future.

Finding zoned lot is little challenging, but possible. 

There are many area you can consider like Anna, Melissa, Rowlett, Fort Worth, etc...

Reason of recession is major factor in deciding outcome of the real estate pricing.

Out of last 6 recession, real estate went down only once in 2008 and that was recession caused by real estate.

This time recession possible because of hyperinflation and if we compare this to Hyperinflation of 1970 - 1980... here you can see what happen to real estate in those 10 years.

RE might stabilize because of high interest rate but based on supply/demand imbalance, crash looks like slim chances...

Buying One property at 300K cash...After 5 years if property is 400K = Total gain 100K

Buying 4 properties using 25% down.... after 5 years if property is 400K = Total gain 400K

Caveat, there is more cash flow in single cash property but there will be significant amortization in 4 properties..

Just trying to making it simple :)

Same article says...Lennar, one of the nation’s largest homebuilders, said in its most recent quarterly earnings report that its cancelation rate did increase sequentially to 11.8% but was below its long-term historical average.

There is definitely market cooling and that is expected with double the interest rate in 6 month... actual definition of cooling so far is...

Again so far...good to keep close eye on market...

Setup Pre-Development meeting with City to find out possibilities of rezoning. 

Create the plan with architect and get estimate from general contractor.

Architect decide how big the building will be based on city limitation.
