@Chris Williams I believe that you are talking about the distinction between a traditional IRA and a Roth IRA. This link can help you determine the difference between the two products.

Self-directed IRA can be a good source for investment.

@Mushfiq S.  Have you tried working with the local brokerage community?  They would be able to help direct you to the best syndicators & fix/flip in your market.  This would give you a 3rd party reference to vouch for the operator's track record and quick access to deal makers.

1. Regularly attend your local REIA meetings

2.  Find investors who are already executing the investment strategy you wish to deploy

3.  Ask them to coffee or lunch - Ask good questions about how they got started

4.  Ask if they know anyone who is also having success in that line of investing - Ask for introduction.

As you build relationships - You will gain knowledge about the marketplace & the investment strategy - You will also put yourself in a position to develop a relationship with a mentor or identify a coach.
