@Arpita McGrath I would encourage you to have a firm grasp on the numbers and assumptions before taking an investment to investors or a lending institution.  Your ability to speak to 'why it's a good investment' will rest largely on your ability to explain the numbers to both parties.

I generally see good feedback from the BP crowd for Micahel Blank's Syndicated Analyzer for a reasonable price.

@Kevin Martins Yikes!  Not necessarily surprising in a C neighborhood but a major red flag. A lot of the decision making for this opportunity would have to depend on your business plan and management strategy.

A good rule of thumb for deal analysis 

  • Analyze 100 deals
  • To get 10, you analyze further
  • To get to 3-4 to make a competitive offer
  • Win a deal!

Analyzing a large amount of deals will give you incredible insight into the market and give you the ability to identify the winners from the losers.

I would consider opening up some additional channels to create additional deal flow beyond the MLS/internet.

You need to have a really solid plan to 1. source deals 2. operate the property/execute the business plan. 3. source equity.  I have found that it is best to have a team approach to these 3 activities with one or more partners to ensure you execute at the highest level.

I think that focusing on commercial multifamily in the beginning is the fastest route to success over the long term.  Educate yourself and build relationships with those who are executing your business plan.  Success leaves clues.

@Edwin Nieves I focus on a specific geographic area and get to know the brokers and owners that are working in that geography.  An intimate knowledge of the market will help you identify deals.
