Looking to invest in Multifamily Syndication and Fix & Flip Deals

I am looking to invest some personal funds and Solo 401K funds into a few passive deals. I am looking for multifamily (apartment, etc) syndications, and/or funding short term fix and flips. My specific criteria is laid out below:

Syndications:

• Must be open to a non-accredited investor (note: I am not accredited)
• Main managers of the project must have a track record of syndication
• Must provide reasonable returns monthly or quarterly
• Initially, minimum investment requirements should be reasonable. As we build a relationship, we can discuss bigger investments.

Fix and Flip funding:

• Looking for a fixed return (i.e., I invest X dollars, and you give me Y dollars in a specified time frame)
• Main individuals managing the project must have a track record of fix & flips
• Process should be handled by a Title company. After we build a relationship, I'm happy to invest directly without the need of Title
