@Gene Fish That's a tough pill to swallow.  Wall Street likes to say "Cut your losses short and let your winners run" I think you should take corrective action before your losses worsen.

@Brenton Tigner Jr Absolutely, you would want to learn this side of the business to be informed about the multifamily investments.  Having knowledge about the property management will empower you later in your career to be able to effectively manage the property management team as an asset manager when you are an owner/investor. Without knowing about the property or the property manager - Here are a few questions to get your wheels turning

Does the property manager manage lease up/renewals/marketing, etc.?  How do they do it?

Does the property manager handle all of the maintenance?  Common areas? Units?  

Is either property going through renovation?   Capital Improvements? (Roof, parking lot, major rehab)  Is either property going through a value add improvements to the units?

Do they provide construction services?

How do they manage rent collection? vendors? contractors?  suppliers? etc.

How do they work with the owners? How do they communicate?

How do they hire staff?

@Joshua Hollandsworth Typically the "big banks" sell their loans on Wall Street and those loans must meet specific guidelines.  Portfolio lenders are local banks that lend their own money and do not sell their loans.  Local banks will generally have looser guidelines thank the large national banks which will make it easier for investors to get loans.  Experience, track record and relationships are all important ingredients when working with your local bank.

@Marland Richardson  I would include all 3 (Current Rent, Market Comps & Future Rent) and be able to explain why the market and improvements you are making support the future rent you are forecasting you will achieve.

What kind of development do you want to do? 

What kind of role are you looking for as a developer?

Once you have identified these two basic elements of the path you want to follow, you will be able to put some structure to who you want to meet with and why.

In addition to networking on BP - I would do some networking locally with the larger shops.  The benefit to networking with the larger developers will be the depth of experience, variety of roles to learn in the organization and broad reach into the development community.
