@Arturo Borges Create a lot of value for the BP community.  Participate regularly in the conversation, help new investors and share your expertise.  I don't think there is a silver bullet to find 100% of the money for a 50/50 split.  Each investor and deal is unique.

@Krisann Mayfield two activities that I believe help investors/entrepreneurs regardless of struggles with depression and anxiety are meditation and physical fitness.  Both of these activities are free and with consistency can contribute significantly to performance and execution.  Buddhify and Headspace are two great apps for meditation if you are just starting out.

That being said, there is no replacement for the correct medical/professional care and support.

I would consider the investment of time as well as money. 

  • What happens at the end of the 7 years?  
  • Maximize return on equity?  
  • Is there a skillset that you are trying to learn over the course of the next 7 years? 

I would ask myself, in an ideal world what am I doing in 7 years?  Then I would build a plan from that date back to today to create a path for my goal/ideal world.

Things to consider

**Two lines of credit are necessary to apply for an FHA loan.

What is your current credit?  Any judgements, liens, late payments, bankruptcies, etc.?

Get a copy of your credit report - dispute any inaccuracies

Keep your credit card balance below 10% of your available credit.

Establishing your credit/repairing your credit takes consistency and time.  Expect a minimum of 6-12 months to establish your credit.

@David K. Do you have a signed contract with the seller?  What are the terms of the contract?  Due diligence period? Close?  All of the terms of the agreement should be clearly spelled out.  If you are operating with the bounds of that agreement, I would stay on task with the lender.  The seller can be frustrated but that should not impact your ability to finance the property.

@Jim Froehlich  Do you have these properties under contract?  Do you currently own these properties and are trying to monetize the portfolio?  Regardless of the current state of ownership, I would advise seeking legal counsel with a real estate attorney who has a successful track record of putting together syndications and firm understanding of SEC regulations.  While syndications opens up possibility, undertaken incorrectly, they can open up a real can of worms.  In brief, seek good counsel.

@Evan Renaud  You're off to a strong start with a solid work ethic and financial foundation!

I agree with @Jay Helms, it is necessary for you to identify the investment strategy you want to pursue in real estate.  I have a learn by doing approach to investing, so I make sure to align my investments with strategies I am working to master. 

Would an investment in a crowdfunded deal help you learn a skill that you would be able to transfer over to your investments?

I am currently focused on multifamily investing in DFW.  Here are a few things that position Dallas for continued growth and would help me to identify other markets for investment.

  • Strong job and population growth. 
  • Corporate headquarters relocating from across the country to DFW. 
  • Diverse industries - Finance, airlines, oil & gas, etc
  • Limited geographic barriers to new development & economic success
  • Large institutional investment across MF, retail, office and industrial.
