I am currently focused on multifamily investing in DFW. Here are a few things that position Dallas for continued growth and would help me to identify other markets for investment.

  • Strong job and population growth.
  • Corporate headquarters relocating from across the country to DFW.
  • Diverse industries - Finance, airlines, oil & gas, etc
  • Limited geographic barriers to new development & economic success
  • Large institutional investment across MF, retail, office and industrial.

One of the best ways to learn about investing in multifamily and NNN is to invest with an experienced group who is committed to consistent and structured communication and a solid track record. Investing with seasoned investors will give you a behind the scenes look at how the deal was sourced, the business plan, operations and the financial statements which are all critical to running a successful commercial real estate investment. The investors should make themselves available to you to answer your questions about the deal before you invest and on an on-going basis after you have invested. If you are looking for someone local - Networking with the local brokerage community is the best way to find operators who are putting together these type of investments.

@Natalia Jimenez  I would consider an 80 (you)/20 (brother) split in the beginning.  This set up rewards the equity partner for the financial risk and incentivizes the general contractor to perform.

@Jalen Henningsen Great question!  Any role that would give you experience in the multifamily business would give you a leg up as an investor.  That could be as a lender, seller or property manager and each of these roles looks somewhat different depending on the type of multifamily real estate (duplexes, 4plex, 25, 50, etc)  you are planning to invest in.

@Victor G. Welcome to BP! I suggest that you start attending the local REIA meetings and build relationships with local investors. They will be able to help you identify the best service providers (contractors) to execute your project and avoid throwing money out the window!
